What Today's Homebuyers Want: The Top 50 Most Sought-After Features

Knowing what new home seekers are looking for will surely give you an advantage over your competitors if you are a property investor. Today, we will share the top 50 features that homebuyers want most from builders, architects, and other industry experts!

Practicality

Most home spaces are focused on function rather than the aesthetic. However, Millennials are starting to drive and push towards a modern and minimalist home. Aside from this, they weigh whether they need a vast space, and if so, does it match their budget?

Open floor plans

Another thing that tops the wish list of homebuyers has an open floor plan centred around the living room and the kitchen. It also helps make a small space appear bigger.

Flexible and versatile spaces

Having a living room or a dining room that can be converted into a home office or as an additional bedroom will help a home buyer utilize that space for whatever needs they have. It is also better if a couple can use this space when they start to the point where they are beginning to raise a family.

Multigenerational living

Setting up rooms for various purposes and by anyone at any time is a must. For instance, a space that can function as the living room but can be repurposed into an aging parent's separate room once the need arises.

High ceilings

Having a nine or even a 10-foot ceiling can help make a house feel spacious and give that "open" feel.

First-floor bedrooms

As the homeowners start to age, they find it hard to go up and down a series of stairs, so it is best to put up bedrooms on the first floor.

Simplicity

Contrary to popular belief, home seekers do not want a home that is too cluttered with furniture and design - they want a traditional home design that is clean, simple, and would make them feel relaxed.

Sunlight

Ample lighting is essential to every home. Keeping a building's width narrow makes it easier to let the sunlight go into one's home. To have sunlight is almost a necessity, as this would make one's home appear bright and warm.

Large kitchen island

The kitchen is continuously being regarded as the "social centre" of one's home. Families gather for dinner or where guests can have a meaningful interaction with the hosts over lunch. Having large kitchen islands would provide various roles and uses such as a prep station, an eating area, and even a spot for answering homework.

Room for casual dining

A separate room for casual dining or a breakfast room, as it is mainly called, is now replacing formal dining rooms. Having these different rooms for casual dining is excellent when you want to have a quick snack and coffee while reading your favourite book.

Open shelves

These open shelves help contribute to the “open feel” vibes of the kitchen while providing easy access to items that are used daily.

Out of sight storage

With the amount of clutter one can end up within your lifetime, it is essential to have out-of-sight storage wherein one can store items that are not commonly used or are just needed occasionally.

Dedicated pantry

A nigger closeted pantry wherein most of the storage is located is way better than having a kitchen that is crammed and full of cabinets.

Quartz countertops

These Quartz countertops offer a great alternative to granite and are fresher, modern, and available in various colours.

Stainless steel appliance

Stainless steel appliances give your kitchen a more professional and sophisticated look and last longer than buying cheaper ones.

Spacious shower rooms

Of course, who would not want to have a lot of room when taking a shower? Having spacious shower rooms would also give a person lots of space for their essentials like shampoos, soaps, and facial wash.

Freestanding soaking tubs

More people are starting to gain more interest in freestanding soaking tubs than built-in jetted ones because the former option gives a more high-end look to your bathroom.

Water-saving fixtures

Having appliances with water-saving features is not only a “want” but is starting to become essential, especially nowadays when the world is suffering from climate change.

Exhaust fans

It is the one thing that most people are looking for in a home. These exhaust fans are essential tools for controlling the amount of moisture and humidity in one’s home.

Universal design

Homebuyers want a home with a universal design, especially if they are looking to settle for the long run.

Floating vanity

These floating vanities can make a room look modern and larger, even if the room space is small.

Electronic faucets

Having a hands-free electronic faucet is a convenient and cleaner way to wash up.

Drop zones

Having drop zones with charging stations is essential, especially now that we are in the modern age of technology. Having space where you can drop your mail, keys, and bags is no longer enough - there must also be more room for you to be able to leave your phone or other gadgets while charging them.

Wireless compatibility

Wireless compatibility throughout the house is essential since this would help the children do their homework and the adults finish their tasks from anywhere in the house.

Lots of outlets

Having outlets where homeowners can plug their devices and appliances anywhere is a must!

Energy efficiency

Having low-E windows and energy-efficient bulbs is a must, just like how water-saving features are essential to help the homebuyers save money and contribute to taking care of the environment at the same time.

Thermostats

Having programmable thermostats would ensure the homebuyers that they will have peace and comfort inside their homes no matter the weather outside.

Ceiling fan

Energy prices are continuously rising. It is best to have a ceiling fan installed to keep the area temperature cool without breaking the bank.

LED lighting

LED lights are energy efficient. They also last longer compared to normal and ordinary lighting systems.

LED tape lights

Aside from installing LED lights, one other thing that can add value and aesthetics to a home is LED tape lights. These can be placed on stairs or in closets and cabinets.

Home control apps

Homemakers want to have control over their homes. It includes controlling the lights, the cameras, the security, and any other function via smartphone.

Long-lasting wood for furniture and flooring

Cabinets and hardwood floors that can stand the test of time are a must, especially if a homebuyer is looking to settle in a house for the long run.

Molding and trims

Molding and trims are not considered to be over-the-top costs. Instead, it helps give a room a finished and sophisticated look.

Laundry rooms

Having a laundry room not just in the basement but also on the primary levels of the house has now become a standard. There are even some instances where laundry rooms are requested to be built on the second floor.

Finished basements

Having finished basements where one can entertain visitors and place large screen TVs, billiard tables, and even a bar is another thing that would help pull homebuyers closer to buying a home. It is also great if the occupants want to host a party but do not want their thousand-dollar carpet laying in the living room to be messed with.

Statement lighting

Having a bold and oversized lighting choice can surely add to the aesthetic of a home.

Pet space

A home with extra space for pets is important because more and more people are fond of pets and treating them like family. Having a small room with built-in bowls, small gates, and other pet-friendly features is a must for pet lovers.

Outdoor living space

Having a dedicated area for relaxation outside of one's home is a must-have, especially for busy homeowners who would like to take a breath of fresh air after a long day's work.

Indoor and outdoor connection

Operable glass walls and consistent flooring are better than having the interior and exterior of one's house differ.

Docking and charging station for e-vehicles

Electronic vehicles will surely be a part of the future, which is why having an e-vehicle charging and docking station is a must.

Garage Stotage
Having cabinets installed in the garage helps maximize storage space.

Low maintenance products and furniture

Having low-maintenance furniture and fixtures can help homeowners save time, effort, and resources.

Standout front door

Having a front door that can admit light inside the house or one with a distinct colour can significantly boost the aesthetic and value.

Front space

Whether it is a patio or a front porch, having an area where people can gather outside is excellent for various occasions and family gatherings.

Good outdoor lighting

Besides showcasing your home, having good outdoor lighting can also help add a sense of security to your house.

Xeriscaping

Between a few drought and maintenance concerns, home seekers are more inclined to purchase a water-conserving landscape.

Trees and other greens

Not known to many, having trees, plans in general, can add hundreds or even thousands of dollars to the value of a home. It can also add to energy efficiency and help prevent soil erosion.

Neighbourhoods to walk on

Having a neighbourhood where a homebuyer can talk an early morning or late-night walk is a must, especially nowadays when more and more people become health conscious.

Green spaces

Green spaces are great for recreational activities, gatherings, and exercising.
